屯門新圍苑D座高層1房戶月租$1.2萬租金回報率高達4.2厘

祥益地產 - 黃文樂經理表示，屯門居屋新圍苑四周環境恬靜，周邊社區配套齊全，加上良景廣場及街市近在咫尺，能滿足住戶日常生活所需。日前分行錄得一宗新圍苑的短租成交個案，該單位的租金回報率高達4.2厘。

黃文樂稱，上述成交單位為D座高層6室，實用面積401平方呎。租客為區內短租客，由於原居所即將進行裝修工程，需覓3個月的租盤作暫住之用，考慮到熟悉該區，而且鄰近裝修單位，方便往返視察進度，加上區內可短租的盤源選擇不多，遂決定以月租$1.2萬租入，以實用面積計算呎租$29.9。

黃文樂續稱，如以同類型單位銀行估值約$340萬作計算，該單位的租金回報率高達4.2厘。
