屯門御海灣1座高層2房戶月租$1.4萬回報率為2.5厘

祥益地產 - 黃慶德董事表示，日前分行錄得一宗屯門御海灣租賃成交個案，租客為外區客，該單位的租金回報率為2.5厘。

黃慶德指出，上述成交單位為1座高層R室，實用面積343平方呎，2房1廳。租客鍾情屋苑由名牌發展商管理，且為區內樓齡較新的樓盤，加上單位傢電齊備，只需拎包即可入住，業主亦減租$1000。交通便利亦是租客決定租入的主要原因，遂以月租$1.4萬承租單位，平均呎租約$40.8。

黃慶德續稱，如以業主於2021年以約$682萬購入計算，該單位的租金回報率為2.5厘。
