祥益地產-古文彬經理表示，成交單位為屯門兆康苑J座高層5室，實用面積483平方呎，2房，租客為區內客，主要鍾情該屋苑鄰近鐵路站，交通方便，而且單位內籠企理，有意租入。業主考慮到租客願意預繳一年租金，故有$800的減價空間，單位最終獲以$1.17萬「即睇即租」，實用面積平均呎租為$24.2

古氏續稱，如以同類型單位的銀行估值約$386萬(自由市場價)作計算，該單位的租金回報率高達3.6厘。
