大角咀150呎「納米」地舖670萬沽勁蝕45% 投資者7年前1,220萬接盛滙李根興火棒

大角咀一個「納米」地舖以670萬元沽出,蝕讓45%。位於大角咀道87至93號千歲大廈地下H8號的舖位,面積約150平方呎,新近以約670萬元易手,成交呎價約4.4萬元。該舖現由食肆承租,月租約3.1萬元,回報率約5.5厘。

資深投資者李根興旗下盛滙商舖基金早於2018年7月以1,000萬元購入該舖,及後在2018年12月以1,220萬元轉售予投資者,當時短炒半年錄得約22%升幅,帳面賺220萬元。惟該名投資者持貨約6年後,最終以約670萬元沽出,帳面蝕讓約550萬元,累計貶值約45%。
