中原地產 - 吳啟業經理表示，近期整體交投氣氛正面，更帶動豪宅成交，大埔康樂園新近錄得本月首宗成交，單位為18街雙號屋，單位建築面積2300平方呎，實用面積1628平方呎，叫價約$2600萬，議價後最終以$2250萬沽出，實用平均呎價約$13821。

據了解，新買家為外區客，見屋苑環境舒適，單位間隔合用，價錢合理，即決定購入單位自住。據了解，原業主於1996年以$1058萬購入單位，持貨約29年，現轉手賬面獲利約$1192萬離場，單位期內升值約113%。
