元朗爾巒菲利提諾大道7座中層3房套租轉買以$730萬承接

美聯物業元朗 - YOHO MALL分行首席高級營業經理蔡沚錡表示，施政報告公布在即，不少睇樓客明顯加快入市步伐，該行最新促成區內租客「租轉買」，斥$730萬承接元朗爾巒649實呎戶。

蔡沚錡表示，成交單位為元朗爾巒菲利提諾大道7座中層B室，實用面積649平方呎，採3房套間隔。據悉，單位先前以$750萬放售，而區內租客已睇樓半年多，因有意趕於施政報告公布前入市，故議價$20萬，以$730萬承接單位，實用呎價約$11,248。

資料顯示，原業主於2014年以約$600.9萬購入該單位，持貨9年帳面獲利$129.1萬，升值逾2成。
