中原地產資深區域營業經理胡耀祖表示，新盤票王西沙Sierra Sea熱賣，使同區二手市場冰封。不過馬鞍山嵐岸日前錄得一宗新成交，7座低層E室，實用面積496平方呎，2房間隔，業主原先開價約600萬元，經議價後以560萬元成功轉手，呎價約11,290元。

胡耀祖透露，新買家為上車客，見單位環境舒適，即入市單位自用。原業主於2007年以255萬元購入單位，持貨約18年，帳面獲利約305萬元，升值120%。
