近期市場焦點主要集中於西沙新盤Sierra Sea，拖累了二手樓交易，不過有業主卻逆市沽貨，大幅獲利。

中原地產資深區域營業經理胡耀祖透露，馬鞍山錦龍苑C座中層09室，實用面積645平方呎，三房間隔，業主最初開價500萬元放盤。經議價後，最終以462.8萬元居二市場價成交，平均呎價7,175元。買家為區內用家，趁目前樓價合理而選擇入市自用。

長情原業主於1999年以155萬元購入此單位，持貨26年後轉手，此次沽出時帳面獲利約307.8萬元，物業期間升值約兩倍，帳面大賺約307.8萬元。
