7年前高位入市杏花邨2房蝕240萬離場貶值近3成

港島樓市再現蝕讓成交，就連一向受歡迎的大型鐵路上蓋屋苑也不再保值？柴灣杏花邨近日錄得一宗蝕讓交易，一個池景2房單位以648萬元成交，較7年前購入價貶值近27%。

中原地產區域營業經理鄭俊輝表示，成交單位為杏花邨41座中層4室單位，實用面積547平方呎，2房間隔，單位附裝修，並享有泳池景。單位於6月初放盤，原叫價為650萬元，最終以648萬元成交，平均實用呎價11,846元。

新買家為同區客戶，因心儀單位質素高，附裝修且景觀優美，加上見該類單位罕有放盤，遂快速決定買入作自住用途。

原業主於2018年高位時期以890萬元購入該單位，持貨7年，是次交易帳面蝕讓242萬元，貶值約27%。

現時28Hse有10個杏花邨2房單位放盤中，實用面積介乎474平方呎至499平方呎，叫價588萬元至628萬元，呎價12,385元至13,333元。
