德萊建業荃灣工廈 申建28層商廈

規會文件顯示,德萊建業旗下荃灣工廈Ideal Plaza,向城規會申請放寬約16%地積比率,由目前9.832倍提高至11.4倍,建築物高度限制由主水平基準以上100米申請放寬至108.305米,擬議重建成1幢樓高28層(包括4層地庫)的商業大廈,涉及總樓面約88,545方呎,其中83,884方呎為寫字樓用途,另有4,661方呎為零售樓面,預計在2025年6月落成。

城規會文件顯示,項目位於白田壩街46至48號,地盤面積約7,767方呎,目前屬「其他指定用途」註明「商貿」地帶,申請略為放寬地積比率及建築物高度限制,以作准許的辦公室、商店及服務行業和食肆用途。資料顯示,德萊建業於去年11月斥資3.1億,向理想集團購入上述項目,如以重建後的樓面計,每呎樓面地價3,501元。
