Mak Mengtian, project director of the Special Development Department of SHKP Agency, emphasized that reducing commercial building space and increasing retail space have nothing to do with the recent decline in commercial building rents. There are ups and downs in the economic cycle, and the project is a long-term investment project. It does not look at the short-term payback period, but takes up to 10 years. The total investment of the project is maintained at 60 billion yuan. If the city planning committee is passed successfully, construction is expected to start in the middle of next year and is expected to be completed in 2028.

He pointed out that the project mall is positioned mainly to serve the community. As the project will be seamlessly connected to the high-speed rail station, airport railway station, and Tung Chung line, there are commercial buildings, residential and hotel customers in the area, plus the "West Kowloon Garden Green Path" It can attract tourists from nearby old districts, and it is estimated that there will be an average of 200,000 people flow every day in the future.

The commercial site covers an area of 632,000 square feet and belongs to the purpose of a "comprehensive development area". As early as 2010, the MTR had applied for approval on behalf of the government to approve the planning proposal, and three "wave-shaped" commercial buildings would be built. The commercial building has a floor area of 2.848 million square feet and a base of 316,000A square-foot commercial building with 19 to 28 stories high, with a building height of 80 to 125.65 meters (above the main level).

SHKP proposes a new plan to cancel the design of three commercial buildings and replace them with two "diamond-shaped" commercial buildings. The construction heights will be 20 and 30 floors, and the building height will be 114 meters to 159 meters, which is higher than the current outline drawing height limit It ranges from 24 meters to 44 meters, or 27% to 38%, which is slightly higher than the Kowloon Station.

At the same time, the proposed development plan submitted by Xindi and others will redistribute commercial space and integrate the development of the superstructure with the West Kowloon High Speed Rail Station. The document shows that the project is developed with a plot ratio of no more than 5 times, and the office building is developed at about 4.05 times. Open space increased to 91,500 square feet

The proposed plan also increases open space and green space. Open space is increased by 2.69 times to 91,500 square feet from 24,800 square feet in the originally approved plan. There is an open central plaza of nearly 40,000 square feet, which is comparable in size to the Queen of Central. Like a square, it can be used for exhibitions and concerts, and is expected to accommodate 3,500 people. Each floor of the office building is equipped with a landscaped terrace, plus a rooftop garden, which is about 16,000 square feet of open space.

SHKP proposes another development focus in the document, which is to create a 24-hour open 1.5-kilometer "West Kowloon Garden Green Path" between a north-south pedestrian corridor, which runs through the entire project from north to south on the second floor, and is expected to accommodate tourists. There are also 24-hour retail shops, viewing platforms, themed event spaces and art installations. Huang Shunhuan, the planning director of the Real Estate Planning and Development Department of SHKP Agency, pointed out that the old plan design had too many corners, and the three commercial buildings were too close to each other, only 21 to 23 meters, which easily produced a screen effect. The new plan adopts a streamlined design. The distance between the commercial building is extended to 50 meters, and the design is hierarchical, and the height of the commercial building is increased. Some retail floors adopt movable glass curtain walls, which can introduce more natural wind and benefit the surrounding environment. The upper level of the building presents a sloping building, which echoes the old residential buildings adjacent to Wenchang Street.

Mak Mengtian pointed out that increasing the height of a commercial building can certainly increase the number of office floors with sea views. The most important thing is that the high floor of the building can provide better air circulation. He further stated that the new architectural design and the buildings from Kowloon Station to Jordan will showcase the West Kowloon skyline and become a new landmark in West Kowloon.
