銀行估值不足 低層戶最蝕底

的十大屋苑估值,發現整體銀行估價均有下跌,平均跌幅大約1%至2%,但銀碼較大、被視為最保值的鰂魚涌太古城卻是今次跌幅之冠,高達4%至5%,相比去年中時,累積銀行估值跌幅為13%左右。

YOHO Town少33萬

新界方面,本報追蹤的元朗YOHO Town 1期單位估價亦錄得下跌,跌幅介乎2.5%至4.5%。中原地產王勤學稱,最近元朗區整體屋苑銀行估價均有下跌,部分單位估價均不及業主放盤叫價,其中以低層單位最易出現估價不足情況。

王勤學透露,本月錄得YOHO TOWN 1座低層A室成交,面積516方呎,3房間隔,叫價750萬元,新近議價至725萬元成交,呎價14,050元。根據網上估價服務,中銀、匯豐及恒生對單位分別估價為725萬元、717萬元及717萬元,反映銀行估價不足。
