新盤貨尾上月稍減266伙

新冠肺炎疫情未止,但卻無阻市民買樓意慾,新盤貨尾量減少。中原地產研究部高級聯席董事黃良昇指出,新春後肺炎疫情於香港開始蔓延,發展商因而暫停推售大型新盤,以致2月份新增推盤量僅為33 個。而全港貨尾量按月跌266個,現有10,352個,連續3個月企穩於10,000宗水平。不過,由於近期發展商開始推盤,並分批發售,相信3月份貨尾量將會上升。

以面積計,全港上月新盤貨尾量約三成半來自B類單位,有3,684個,當中九龍區佔1,861個。其次為C類單位,全港有2,783個,新界東佔1,146個。A類單位全港有1,936個,九龍佔878個。而D、E類單位有1,949個,當中新界東佔799個。

以房型計,現時全港貨尾單位主要為兩房及三房,有7,225個,主要來自九龍區,有3,103個。開放式及一房有1,768個,而四房或以上貨尾有1,359個。
