黃埔花園千呎相連單位賣唔出終分拆出售勁賺940萬

紅磡黃埔花園有相連戶為求加快成交，近月重新分間拆售。市場消息指，相關單位分別以830萬元及650萬元沽出。原業主早於2000年同時購入兩伙並打通為相連戶，分拆出售後大賺940萬元。

上述物業位於黃埔花園5期8座G室及H室，原為三房及兩房間隔，實用面積分別為680平方呎及503平方呎。業主於2000年購入並打通兩伙，令廚房空間大增，其後曾嘗試放售，惟一直乏承接，為了加快沽貨，業主早前把單位還原為兩個獨立單位後，再度推出市場放售，最終成功以830萬元及650萬元沽出，呎價分別為12,205元及12,922元，共套現1,480萬元。

參考屋苑數據，黃埔花園上月平均成交呎價報12,642元，是次兩宗買賣與市價相若。原業主於2000年以總價540萬元同時購入兩伙，是次轉手計，持貨約25年帳面勁賺940萬元，賺約1.7倍。
