中原地產 - 胡耀祖經理表示，隨着拆息回落，整體樓市交投回暖，馬鞍山區本月暫錄約75宗二手成交，其中銀湖．天峰佔7宗。該行最新促成一宗銀湖．天峰7座中層F室成交，實用面積564平方呎，屬2房間隔，單位原開價約$760萬，經議價後以$740萬易手，折合實用呎價約$13,121。

胡耀祖指出，買家為上車客，見單位間隔合用且價錢合理，決定入市自用。資料顯示，原業主於2009年以約$343萬購入單位，持貨約16年，是次轉手帳面獲利約$397萬，物業期內升值約116%。
