美聯物業 - 陳曉欣經理表示，位於馬鞍山的銀湖天峰位於港鐵站上蓋，交通便利，吸引用家進駐；加上港元拆息逐步回落，有買家趁低吸納。該行最新促成換樓客斥$1,038萬承接馬鞍山銀湖天峰798實呎戶，原業主持貨16年，帳面升值約1.1倍。

陳曉欣表示，成交單位為馬鞍山銀湖天峰5座中層D室，實用面積798平方呎，採三房連儲物房設計，遠望吐露港海景。據悉，買家為區內換樓客，心儀單位位於鐵路站上蓋，加上認為樓市見底，故斥$1,038萬入市，實用呎價約$13,008。

原業主2009年以$496.8萬於一手市場購入單位，持貨16年，帳面升值$541.2萬，或約1.1倍。
