跑馬地EIGHT KWAI FONG HAPPY VALLEY買家「先住後付」4年後撻訂料至少蝕3球

今年12月以來，主要新盤已經錄得6宗撻訂個案，其中包括由遠中集團持有、前身是單幢服務式住宅的跑馬地EIGHT KWAI FONG HAPPY VALLEY，近日新增一宗撻訂個案，涉及10樓A室，單位實用面積為411平方呎，原間隔為一房設計，並在2020年10月以1369.5萬元成交，平均成交價為每平方呎約33,300元。

根據成交紀錄冊，該買家當初是選擇「1440 GO」先住後付的計劃入市，不過，最新消息顯示該買賣合約已經被終止，估計涉及的10%訂金，大約137萬元將被沒收，連同「先住後付」須付的樓價5%准用許可費及3年合共樓價9%的佔用物業金，即前後合共樓價24%，總損失金額逾328萬元。

此外，這個樓盤於2020年10月開售時，曾邀請藝人莊思敏和有「抽水王」之稱的林作及其女友裕美到場「睇樓」，林作指該單位的落地大玻璃開揚景觀，認為適合情侶居住。
