黃竹坑站上蓋揚海近日錄得一宗大幅蝕讓，1A座高層B室，實用面積934平方呎，3房間隔。原叫價3,800萬元放售，最終以3,220萬元成交，呎價約3.4萬元，區內代理表示屬「理想價水平」，並透露業主購入單位後從未入住。

資料顯示，該單位原業主於2021年以4,175.7萬元購入，惟其後於2022年更改付款方案，令成交價上調至4,277.5萬元。業主持貨約4年，帳面虧損1,057.5萬元。若計算購入時支付的約182萬元釐印費，實際損失達1,240萬元，蒸發約27.8%。
