美聯物業西半山豪宅組恆柏分行聯席區域經理劉錦梅表示，該行剛促成西半山殷樺花園2期高層E室單位，實用面積約為797平方呎，建築面積約為1,017平方呎，3房連套房，月租$3.26萬，實用面積平均呎租$40.9，建築面積平均呎租$32.1。

據了解，租客為外籍客，鍾情屋苑位處傳統豪宅地段，而且為方便在中區上班，加上租金吸引，故一見鍾情。業主於1995年以約$631.6萬購入上述物業，若以目前租金計算，租金回報高逾6厘。
