納米樓再度大幅蝕讓 深水埗晉嶺6年輸37.5% 原業主蝕165萬!

樓市交投近日持續活躍,部分二手單位錄得蝕讓成交。美聯物業吳冠衛表示,深水埗晉嶺低層B室最新錄得易手,單位實用面積約217平方呎,屬開放式梗廚間隔,獲投資客以275萬元連租約承接,折合實用呎價12,673元。

吳冠衛補充,買家看中屋苑生活配套完善,決定以275萬元連租約購入單位作長線收租投資。該單位原以月租10,500元租出,新買家入市後將獲學生租客以月租11,100元承租,預期可帶來穩定租金回報。

翻查紀錄,原業主於2019年8月以約440萬元購入單位,持貨約6年,今次轉手帳面蝕讓約165萬元,跌幅約37.5%。據土地註冊處資料,今年2月14日同座低層單位亦錄得283萬元成交,呎價13,041元,今次成交價較半年前再低,反映納米樓的樓價調整壓力仍在。
