紅磡都會軒1座極高層2房戶$745萬沽升值近2倍

香港置業南九龍黃埔站分行首席聯席董事梁德權表示，鄰近紅磡站的都會軒交通便利，吸引用家承租。該行日前促成該屋苑一宗的買賣成交，外區客斥$745萬入市，實用呎價約$15,266，較市價低約3%。

上述成交單位為都會軒1座極高層，實用面積約488平方呎，建築面積約651平方呎，屬2房間隔，望煙花海景。梁德權指，原業主以約$758萬放盤後吸引外區客洽詢，雙方經議價後以$745萬成交，實用呎價約$15,266，建築呎價約$11,444，低市價約3%。據悉，新買家為夫婦，心儀單景觀開掦，故睇樓後即決定購入上述單位。

資料顯示，原業主於2003年3月以約$251.8萬購入上述單位，持貨約21年，帳面獲利約$493.2萬，單位期內升值近2倍。
