粉嶺錦福大廈2房累減$55萬至$430萬獲承接

中原地產粉嶺中心分行首席分區營業經理張曼筠表示,日前粉嶺錦福大廈低層A室,單位實用面積418平方呎,建築面積604平方呎,2房間隔,開價約$485萬,議價後以$430萬獲承接,累減$55萬,實用面積平均呎價$10,287。

中原張曼筠指,新買家為一對年輕夫婦,原先睇區內租盤,但見樓價回落,單位合用,加上業主提供合理議價空間,把握機會入市單位自住。據了解,原業主則於1993年以$143萬購入上址,持貨29年,是次沽出單位獲利約$287萬離場,單位期內升值約2倍。
