中原地產-周志華經理表示，成交單位為粉嶺御皇庭1座中層H室，單位實用面積372平方呎，建築面積507平方呎，2房間隔，開價約$400萬，日前議價後以$395萬獲承接，實用面積平均呎價$10,618。

中原周志華指，新買家為上車客，見屋苑環境舒適，價錢合理，即購入單位作自住之用。據了解，原業主於2020年以$488萬購入上址，持貨5年，現轉手賬面蝕$93萬離場，單位期內貶值19%。
