盈信傳4.5億購洗衣街舊樓

樓一直是財團目標,有市場消息指,旺角洗衣街181-183號全幢獲財團以4.5億元收購,租金回報約1.41%。市傳財團為本地建築商盈信控股(0015)。

地盤面積3310方呎

據了解,該物業樓齡43年,早前測量師行獲委託標售全幢業權,並於去年尾截標,而近日獲財團積極洽購。物業地盤面積約3,310方呎,可重建為一幢總批則約3萬方呎的商住大廈。該物業早前傳曾獲財團以約3.5億元洽購,最新市場消息指終以4.5億元售出,以每月約53萬元租金計,租金回報約1.41%。

該物業鄰近港鐵旺角東站,且中層景觀開揚,因此重建價值高。事實上,不少財團看好旺角區發展,密密進行收購日後重建,如遠洋集團早前斥3.4億元購煙廠街的一批舊樓,以及將重建發展旺角洗衣街商業地等。
