港島「蚊型地」低估價下限10%批出

香港文匯報訊(記者 黎梓田)堅尼地城蚊型住宅地上周五截標,昨日揭盅招標結果。地政總署昨日公布,由興曄發展以4.39299億元力壓8財團奪標堅尼地城地皮,每呎樓面地價約9,500元,不僅較估價下限低約一成,亦為港島地價近八年來的新低。

每呎樓面地價見港島八年新低

市場原估值4.9億至7.4億元,即每呎樓面地價10,600元至16,000元。項目可作商住用途,位於堅尼地城西寧街及域多利道的內地段第9069號、廣基工廠大廈及亨富閣之間。

項目地盤面積僅5,780平方呎,住宅可建總樓面僅4.6萬平方呎。上述用地是政府相隔約37年再推該區賣地表用地,上述項目有側海景,地皮北面向西寧街的是招商局碼頭及貨倉,早前有申請改建酒店、商業及海濱長廊。南面向域多利道,面對油站及山坡。
