中原地產沙田市中心分行區域營業董事表示，大圍及沙田區本月至今暫錄約20宗成交，其中沙田翠湖花園佔1宗成交。屋苑最新錄得E座低層04室，單位建築面積829平方呎，實用面積680平方呎，3房間隔，開價約$750萬，日前議價後以$665萬易手，實用面積呎價9779，累減約$85萬。

據了解，新買家為區內用家，見單位價錢合理，間隔合用，即把握機會入市單位自住。原業主於2017年以$718萬購入單位，持貨約7年，現轉手賬面蝕讓約$53萬離場，單位期內貶值約7.4%。
