沙田第一城12座中層3房戶$608萬成交升值約2.6倍

中原地產 - 侯惠良經理表示，近期一手市場交投暢旺，帶動整體入市氣氛，二手市場短期內亦保持平穩發展。沙田第一城本月暫錄約22宗成交，平均實用呎價約$12,958，而該行最新促成一宗12座中層F室成交，單位實用面積484平方呎，屬3房間隔，最初叫價約$680萬，議價後以$608萬易手，折合實用呎價約$12,562。

資料顯示，原業主於2004年以約$170萬購入單位，持貨約21年，是次轉手帳面獲利約$438萬，物業升值約2.6倍。
