沙田河畔花園2房議價後以$335萬沽出期內升值1.4倍

中原地產新界東御龍山分行高級分行經理姚枝榮表示，近日整體二手交投活躍，沙田河畔花園最新錄本月首宗成交，單位為C座高層05室，單位實用面積269平方呎，建築面積385平方呎，2房間隔，開價約$375萬，議價後以$335萬沽出，實用面積平均呎價約$12,454。

中原姚枝榮指，新買家為投資者，見單位價錢合理，租金回報理想，即把握機會購入單位收租，單位市值月租約$1.15萬至$1.2萬，買家料可享約4.1至4.3厘租金回報。據了解，原業主於1996年以$141萬購入物業，持貨28年，現沽貨賬面獲利$194萬離場，單位期內升值1.4倍。
