中原地產沙田豪宅沙田廣場分行副區域營業經理劉俊杰表示，大圍及沙田區11月暫錄22宗成交，大型屋苑柏傲莊佔約3宗，屋苑新近錄2B座低層C室成交，單位實用面積523平方呎，2房間隔，放盤時叫價約$1050萬，議價後以$1020萬易手，折合實用呎價$19,503。

據了解，新買家為用家，見屋苑交通便利，亦有大型商場及會所，生活配套完善，即入市單位自住。原業主則於2020年以$980萬買入單位，持貨4年，是次易手獲利約$40萬離場，單位期內升值約4.1%。
