中原地產 - 黎宗文區域營業董事表示,近期整體交投暢旺,沙田及大圍區本月暫錄約90宗二手成交,與上月同期相若,其中沙田新城市廣場佔約2宗成交,最新錄4座中層D室,單位建築面積753平方呎,實用面積640平方呎,3房間隔,日前議價後以$830萬獲承接,實用面積平均呎價$12,969。

據了解,新買家為用家,見屋苑位置方便,單位價錢合理,少有放盤,即承接單位自用。據了解,原業主於2007年以約$387萬購入單位,持貨約18年,是次易手帳面獲利$443萬離場,單位期內升值114%。
