中原地產 - 黎宗文區域營業董事表示，近期整體交投暢旺，沙田及大圍區本月暫錄約90宗二手成交，與上月同期相若，其中沙田新城市廣場佔約2宗成交，最新錄4座中層D室，單位建築面積753平方呎，實用面積640平方呎，3房間隔，日前議價後以$830萬獲承接，實用面積平均呎價$12,969。

據了解，新買家為用家，見屋苑位置方便，單位價錢合理，少有放盤，即承接單位自用。據了解，原業主於2007年以約$387萬購入單位，持貨約18年，是次易手帳面獲利$443萬離場，單位期內升值114%。
