沙田新城市廣場3房累減約$300萬至$1,100萬沽

中原地產沙田市中心分行區域營業董事黎宗文表示,成交單位為沙田新城市廣場1座中層E室,單位實用面積733平方呎,建築面積855平方呎,3房間隔,去年4月開價約$1,400萬,日前議價後以$1,100萬易手,實用面積平均呎價$15,007,累減約$300萬。

據了解,新買家為用家,見屋苑交通方便,單位間隔合用,即把握機會入市單位自住。原業主則於2001年以$410萬購入單位,持貨23年,現轉手賬面獲利約$690萬離場,單位升值約168%。
