沙田愉城苑2房自由市場價$642萬沽 原業主勁賺8.2倍

中原地產沙田第一城分行區域營業董事黎宗文表示,成交單位為沙田愉城苑D座中層02室,單位實用面積551平方呎,建築面積674平方呎,2房間隔,去年中開價約$750萬,其後減至$700萬,日前議價後以自由市場價$642萬易手,累減$108萬,實用面積平均呎價$11,652。

據了解,新買家為用家,見單位少有放盤,價錢合理,間隔合用,即入市單位自住。原業主則於2006年以$70萬購入單位,持貨17年,現轉手賬面獲利$572萬離場,單位升值8.2倍。
