沙田唐寧大廈中層2房戶$546.8萬易手累減$153.2萬

中原地產沙田新城市分行副區域營業董事馮澤源表示，沙田市中心本月暫鈹約5宗成交，其中沙田中心本月錄約4宗成交，屋苑最新錄唐寧大廈(D座)中層2房B室，單位實用面積347平方呎，建築面積432平方呎，2019年放盤時曾叫價約$700萬，中途多次減價及將單位放租，近日調整至$600萬，議價後以$546.8萬易手，累減$153.2萬，實用平均呎價$15,758。

中原馮澤源表示，新買家為用家，原業主於2016年以$445萬入市上址，持貨約6年，是次沽出單位帳面獲利約$101.8萬離場，單位期內升值22.9%。
