中原地產大埔海日灣組分行經理巫燕虹表示，減息後買家入市信心提升，分行最新錄沙田全輝中心B座中層01室，單位實用面積295平方呎，建築面積397平方呎，一房間隔，開價約$328萬，議價後以$290萬沽出，實用面積平均呎價約$9,831。

中原巫燕虹表示，新買家為投資者，見單位價錢吸引，即決定購入單位收租，單位市值租金約$1.25萬水平，買家料可享約5.2厘租金回報。據了解，原業主則於1999年以$109萬購入單位，持貨約15年，現轉手賬面獲利約$181萬離場，單位期內升值約166%。
