沙田全輝中心1房成交價$290萬 期內升值約166%

中原地產大埔海日灣組分行經理巫燕虹表示,減息後買家入市信心提升,分行最新錄沙田全輝中心B座中層01室,單位實用面積295平方呎,建築面積397平方呎,一房間隔,開價約$328萬,議價後以$290萬沽出,實用面積平均呎價約$9,831。

中原巫燕虹表示,新買家為投資者,見單位價錢吸引,即決定購入單位收租,單位市值租金約$1.25萬水平,買家料可享約5.2厘租金回報。據了解,原業主則於1999年以$109萬購入單位,持貨約15年,現轉手賬面獲利約$181萬離場,單位期內升值約166%。
