本港樓市雖然近期氣氛略為回暖,但整體樓價仍未見明顯回升。長沙灣The Campton一個兩房單位最新以720萬元易手,呎價15,451元。原業主已移居英國,為完成交易特意返港簽約,持貨僅四年,帳面已蝕讓約271萬元,單位樓價較購入價大跌約27.4%。

美聯物業高級營業經理吳冠衛表示,成交單位為The Campton中層L室,實用面積約466平方呎,兩房間隔。買家以720萬元承接,計劃作自住用途,呎價15,451元。代理透露,買家睇樓半年,最終睇中該單位,因景觀開揚、間隔合心水,加上價錢符合預算,決定入市。

原業主雖已移居英國,但見有買家出價,亦專程返港簽署買賣合約以完成交易。翻查屋苑資料,最近一宗同類中層L室單位於今年1月中以750萬元成交,呎價16,094元,反映今次新成交價較半年前同類單位低約4%。

資料顯示,原業主於2021年10月以約991萬元購入上述單位,持貨約四年,現轉手帳面蝕讓約271萬元或27.4%。
