樓市熱度降溫 軒尼詩道街舖六年持貨蝕逾3,800萬

市場消息指,灣仔軒尼詩道213–219號軒尼詩道大樓地下219號街舖,建築面積約1,170平方呎,以1,800萬元轉手,呎價約1.54萬元。該舖由連鎖零售店「價真棧」承租,月租約7.8萬元,買家料可享約5.2厘租金回報。

據了解,原業主為鱷魚恤(00122),其於2019年6月以5,615萬元售予一名菲律賓籍家族投資者;今番以1,800萬元沽出,持貨6年勁蝕3,815萬元,舖價大幅貶值67.9%。

除上述街舖外,同一菲律賓籍家族投資者去年12月亦沽出中環皇后大道中九號嘉軒廣場2樓201及202號舖,成交價3,900萬元,持貨逾14年,賬面虧損2,380萬元(37.9%)。兩宗交易合計,該投資者於7個月內蝕逾6,195萬元離場。
