杏花邨3房議價後以$898萬成交 轉手獲利約$520萬

美聯物業杏花邨助理營業董事李聖智表示,該行剛促成杏花邨第35座低層8室單位,實用面積約615平方呎,建築約740平方呎,3房方廳間隔,外望泳池及海景,屬屋苑內的優質放盤,原業主於月初以約$920萬放盤,並獲外區換樓客垂青,見單位質素不俗,環境清幽,屋苑交通方便,加上樓價合理,故議價後以$898萬成交,實用面積平均呎價約為$14,602,建築面積平均呎價約為$12,135。

據了解,原業主於2006年5月以$378萬購入上述物業,是次轉手獲利約$520萬,物業升值約138%。
