暑假租務旺季|內地博士生1.55萬搶租沙田中心兩房 業主長線收租回報高達10厘!

近期內地生來港租樓需求持續升溫,帶動新界區屋苑租賃成交活躍。中原地產火炭站銀禧花園分行分區營業經理吳嘉權表示,踏入暑假傳統租務旺季,沙田中心最新錄得海寧大廈(B座)高層B室租賃成交。單位建築面積371平方呎,實用面積297平方呎,屬兩房間隔,經議價後以15,500元租出,折合實用呎租約52.2元。

代理替指,租客為內地博士生,考慮到屋苑交通便利及配套齊全,決定租入單位自住,方便上學。原業主於2010年以179萬元購入單位,持貨15年,現時出租可享約10.4厘租金回報,回報相當可觀。
