暑假租務旺季｜內地博士生1.55萬搶租沙田中心兩房業主長線收租回報高達10厘！

近期內地生來港租樓需求持續升溫，帶動新界區屋苑租賃成交活躍。中原地產火炭站銀禧花園分行分區營業經理吳嘉權表示，踏入暑假傳統租務旺季，沙田中心最新錄得海寧大廈（B座）高層B室租賃成交。單位建築面積371平方呎，實用面積297平方呎，屬兩房間隔，經議價後以15,500元租出，折合實用呎租約52.2元。

代理替指，租客為內地博士生，考慮到屋苑交通便利及配套齊全，決定租入單位自住，方便上學。原業主於2010年以179萬元購入單位，持貨15年，現時出租可享約10.4厘租金回報，回報相當可觀。
