收租王永倫再度蝕賣減磅叫價6.8億放售盈暉薈

「收租王」永倫集團近年積極放售物業，部分更大幅蝕讓離場。第一太平戴維斯投資部首席資深董事溫武忠表示，集團現正放售美孚景荔徑8號盈暉薈地下至二樓商業部份，總面積約100,600平方呎，現狀連租約放售，意向邀請截止日期為10月22日。物業現時意向價約6.8億元，較永倫集團2018年購入時的約9億元作價低約2.2億元，跌幅約24%。

溫武忠補充，盈暉薈現時每月租金收入約150萬元，若全面出租，租金收益可望提升至每月300萬元以上。以意向價6.8億元計算，折合呎價約6,760元，預計回報率約5.3厘。該物業屬三層高商場，配備43個私家車位及10個貨車位，現有租戶涵蓋超市、生活百貨、零售、教育、美容及餐飲等多元民生行業。
