收租王永倫再度蝕賣減磅 叫價6.8億放售盈暉薈

「收租王」永倫集團近年積極放售物業,部分更大幅蝕讓離場。第一太平戴維斯投資部首席資深董事溫武忠表示,集團現正放售美孚景荔徑8號盈暉薈地下至二樓商業部份,總面積約100,600平方呎,現狀連租約放售,意向邀請截止日期為10月22日。物業現時意向價約6.8億元,較永倫集團2018年購入時的約9億元作價低約2.2億元,跌幅約24%。

溫武忠補充,盈暉薈現時每月租金收入約150萬元,若全面出租,租金收益可望提升至每月300萬元以上。以意向價6.8億元計算,折合呎價約6,760元,預計回報率約5.3厘。該物業屬三層高商場,配備43個私家車位及10個貨車位,現有租戶涵蓋超市、生活百貨、零售、教育、美容及餐飲等多元民生行業。
