祥益地產-黃慶德董事表示，成交單位為屯門邁亞美海灣5座中層C室，實用面積625平方呎，3房連套房。據了解，租客為區內客，原本租住的單位屬一房戶，空間略有不足，考慮到熟悉區內環境，決定由細轉大，換成三房單位，主要鍾情單位房廳均擁全海景觀，相當優質，而且剛剛完成裝修工程，內籠新淨，遂便決定不議價以$1.8萬租入上址，實用面積平均呎租$28.8。

黃氏續稱，如以同類型單位銀行估價約$519萬作計算，該單位的租金回報率高達4.2厘。
