祥益地產 - 黃文樂經理表示，日前分行促成一宗屯門居屋新圍苑之租賃成交個案，該單位之租金回報率高達3.9厘。

黃氏稱，上述所錄成交單位為E座低層10室，實用面積401呎，兩房一廳。租客為同區客，據了解，租客想轉換居住環境，因此不續租原住所，鍾情上述屋苑周邊配套應有盡有，而且單位內籠企理，加上業主願意減租$1000，租客遂便決定以月租$9500承租，以實用面積計算呎租$23.7。

黃氏續稱，如以同類型單位銀行估價約$296萬（自由市場價）作計算，該單位的租金回報率高達3.9厘。
