屯門新圍苑短租戶月租$1.2萬租金回報率高達4.5厘

祥益地產-黃文樂經理表示，成交單位為屯門居屋新圍苑F座高層3室租賃成交，實用面積401平方呎。租客為區內短租客，由於原居所即將進行裝修工程，需覓4個月的租盤作暫住之用，加上單位內籠企理，而且考慮到區內可短租的盤源選擇不多，遂便決定一次過繳付租期內的所有租金，以月租$1.2萬租入，實用面積平均呎租$29.9。

黃氏續稱，如以同類型單位銀行估價約$321萬作計算，該單位的租金回報率高達4.5厘。
