祥益地產執行董事盤嘉茵表示，日前屯門彩華花園錄得一宗區內客之租賃成交個案，該單位之租金回報率高達3.7厘。

盤氏稱，上述所錄成交單位為B座中層6室，實用面積420呎，兩房一廳，日前獲區內短租客以月租$1.1萬短租6個月，平均呎租為$26.2。據了解，該租客原本居住的單位即將安排裝修工程，故需要物色租盤暫住。租客鍾情單位剛完成翻新工程，可即租即住，加上屋苑鄰近原住所，方便往返視察裝修進度，由於是次為短租，故業主調整租金加價$1千，租客亦拍板承租。

盤氏續稱，若以同類型單位的銀行估值約$360萬作計算，該單位租金回報率高達3.7厘。
