屯門山景邨5座中層2房戶未補地價$138萬成交

祥益地產 - 黃文樂經理表示，屯門山景邨環境恬靜，樓價及租價大眾化佔優，吸引不少上車客前來看盤，日前分行促成一宗山景邨未補地價之成交個案。原業主於2006年以約$13.6萬（未補地價）購入上址，是次單位轉手帳面升值逾9倍。

黃文樂稱，上述所錄成交單位為5座（景安樓）中層5室，實用面積381呎，兩房一廳。新買家為外區綠表客，表示有親友居於同屋苑，方便照應，而且單位內籠企理，加上原業主有議價空間，累減$12萬。新買家比較過區內居二市場樓盤後，有感上址樓價吸引，遂決定以$138萬（未補地價）購入，以實用面積計算呎價為$3,622，屬市場價成交。
