祥益地產-黃慶德董事表示示，成交單位為屯門居屋美樂花園7座高層B室，實用面積591平方呎，2房，日前獲區內換樓客垂青。新買家主要鍾情單位內籠寬敞附雅裝，加上周邊配套完善，出入十分方便，另外，原業主放盤價$480萬，與新買家協商後，願意用「意頭價」$452.8萬(自由市場價)成交，上述買家有感單位價格符合預算，遂便決定FULL PAY購入上址作自住之用，實用面積平均呎價為$7,662。
