屯門容龍居2座中層3房戶$536萬連車位轉手微蝕$4萬

祥益地產 - 袁思賢董事表示，容龍居位於青山公路附近，屋苑內設有會所，康樂設施一應俱全，加上該區環境清幽恬靜，吸引不少嚮往優質生活的客人。日前該分行促成一宗容龍居連車位的成交個案，原業主於2015年以約$540萬連車位購入上址，是次轉手帳面微蝕約$4萬，近平手離場。

袁思賢稱，上述所錄成交單位為2座中層C室，實用面積759呎。日前獲區內客垂青，新買家主要鍾情該屋苑周邊環境十分舒適寫意，而且屋內相當寬敞企理，加上單位連車位轉售，入住後毋須擔心車位不足問題，遂決定以$536萬連車位購入上址作自住或投資之用。若扣除車位現在市值約$50萬，單位實際樓價為$486萬，淨單位的實用呎價為$6,403。

袁思賢續稱，若以該單位現時連同車位出租，租金大約是$1.8萬，租金回報率高達4厘。
