屯門公屋良景邨3座高層3房戶 未補地價$295萬成交

祥益地產區域董事黃慶德表示,屯門區設施發展成熟,設有多條輕鐵及巴士綫前往各區,日前分行錄得一宗新印花稅實施後,獲區內客以未補地價購入良景邨的成交個案。

黃氏稱,上述所錄成交單位為3座(良傑樓) 高層15室,實用面積566呎,三房兩廳。日前獲一名區內白居二垂青,新買家表示熟悉該區環境,有感周邊配套完善,而且財政預算案公布下調物業印花稅後,不但多了客人出動睇樓,區內業主叫價更即時變得進取,新買家擔心再猶豫不決樓價會出現明顯反彈,遂便決定以$295萬 (未補地價) 購入上址,以實用面積計算呎價為$5,212,屬市價成交。

黃氏續稱,在最新首置印花稅階下,以上成交涉及稅款僅$100,較原先需付的稅款慳約$4.4萬。
