居屋成交|馬鞍山錦駿苑|原業主一買即破產淪銀主盤 禁售期一過 三客爭接手 搶高7%

馬鞍山錦駿苑有單位業主買入後即破產,單位甫解除禁售期便由銀主放售,吸引三組買家爭購,最終以高於叫價21萬元成交。

萬方地產區域經理葉搏麟表示,該銀主盤位於錦駿苑E座高層1室,實用面積384平方呎,開放式間隔,東向望開揚山景。單位屬清水樓,未曾裝修,估計買入後從未有人入住。

資料顯示,單位原業主於2023年5月以297萬元一手購入,未及入住便因破產失去業權,單位隨即淪為銀主盤。據悉,銀主最初以300萬元放售,短短兩星期內獲三組客爭購,最終由新買家以321萬元(未補地價)承接,較叫價高出21萬元或7%,折合呎價8,359元,銀主帳面獲利約24萬元,單位2年間升值8%。

由於錦駿苑今年5月才解除居二市場禁售期,目前僅錄得2宗二手成交。代理指出,參考區內最新成交呎價,估計該單位市值約350萬元。
