富臨老闆標售大圍橙色空間全幢工廈意向價7億較12年前購入價高逾4成

由富臨集團創辦人兼主席楊維或相關人士持有，位於大圍的橙色空間全幢工廈最近受委托標售，意向價7億元，呎價約2,964元，較2013年的4.98億元購入價高出約2.02億元或超過4成。

世邦魏理仕香港資本市場部執行董事兼主管甄浚岷指，該物業位於大圍成運路2至8號，全幢樓高九層，總建築面積約236,148平方呎。大廈設施完善，包括三部電梯，地下樓底高達5.4米，底層有車路直達一樓停車場，提供18個貨車位，以及三塊大型廣告牌。大廈目前的著名租戶有電動車製造商比亞迪及國際網購轉運商Buyandship。

甄浚岷又指，近期京東集團於沙田石門投資約18億元購入利豐中心全幢，顯示物流中心需求強勁。此外，隨著同區柏傲莊等旗艦住宅項目的落成，區內中產階級人口增長，對迷你倉的需求亦隨之上升。橙色空間硬件條件亦適合轉型作迷你倉業務使用，有望進一步提升其租金收益。
