中原地產 - 楊頌堯經理表示，暑假期內，租賃市場持續活躍，分行最新錄得大埔美豐花園一宗內地生租賃個案，單位為A座中層03室，建築面積379平方呎，實用面積296平方呎，2房間隔，議價後以$14,300租出，實用平均呎租$48.3。

據了解，新租客為1名內地女學生，新學年將於教大就讀，見單位價錢合理，間隔合用，位置方便，即以先付一年租金形式租入單位自用，方便上學。據了解，業主於2015年以$360萬購入單位，現租出單位可享約4.8厘租金回報。
